This guide is built on ADREC registered transactions, the public record of what has actually changed hands, rather than on asking prices. We have deliberately kept specific figures out of it. Prices move, and a number published today is wrong within months. What does not go out of date is how this market is structured and what to ask before you commit. One number explains Yas
84% of every registered residential sale on Yas Island is off plan. Over the last twelve months that rose to 87%.
Fewer than one sale in six on this island is a finished home changing hands between two owners. Everything else is a floor plan.
That is not a criticism of Yas. It is a young island still being built, and the pipeline is the point. But it should change how you think about buying here, because almost every buyer on Yas is committing to something they cannot walk through, and will one day be selling into a market made up of everything else that completed at the same time.
Off plan: read it by volume, not by price
A word of warning about the price data you will find attached to off plan projects, and then we will leave prices alone.
On an off plan unit, the registry records the price at the moment that unit was first registered, and it never updates. A figure you see against a project may be what somebody paid three or four years ago on the day it was released. It is not a resale value and it is not today’s price. This is true of every off plan project without exception, because developers raise their pricing as a project sells through. For what something costs now, ask the developer, or ask us.
What the data does tell you, reliably, is where people are actually buying. On an island this weighted toward new stock, that is the number that matters most.
Gardenia Bay takes 15% of every off plan sale on Yas. One project, one in every seven sales on the whole island. Nothing else here comes close.
Noya takes roughly 14% across its phases, counting Noya, Viva, Yas Park Gate and Yas Park Views.
Water’s Edge takes 12.9% across its two precincts.
Then Ansam and the Golf Collection at 7.3%, The Sustainable City at 6.5%, Yas Riva at 5.0%, Sea La Vie at 4.2%, Yas Living at 3.6%, Yas Park Place at 3.5% and Yas Acres, The Magnolias, at 2.4%.
The completed market, which is small and worth knowing
Only 16% of Yas sales are resales of finished homes, and that scarcity shapes the whole island.
West Yas takes 24.3% of every completed sale on Yas. Almost a quarter, and it is villas. Behind it, Mayan at 13.3%, Water’s Edge at 20.5% across its two precincts, Ansam at 14.4% across its phases, and Noya at 9.6%.
If you want a home on Yas that you can walk through before you buy it, that short list is very close to the entire market.
Where we would put a client
West Yas and Yas Acres.
On an island where 87% of recent sales were floor plans, we send people to the finished houses. Four reasons.
You can see exactly what you are buying. No handover date to worry about, no specification that might change, no imagination required. The house exists, you can walk through it, and you can move in.
There is a real resale market underneath you. West Yas alone is 24.3% of completed sales on Yas. On an island this dominated by off plan, having genuine comparables and genuine buyers when you come to sell is rarer than it should be, and it is worth paying for.
You get Yas without living in the middle of it. The golf, the marina, the mall, the parks and the waterfront, from a quiet residential community rather than from an apartment beside an arena.
You get space that Saadiyat money does not buy. A proper family house on a proper plot, at a level that would buy you a large apartment on the cultural district. For a family, that trade is often the right one and too few agents put it honestly.
We hold current pricing and availability.
Four things to check before you commit to any off plan unit
This matters more on Yas than anywhere, because almost everyone here is buying off plan.
What the handover date is tied to. A date in a brochure and a date in the contract are two different things. Ask what happens, contractually, if it moves.
How the payment plan is actually weighted. A plan loaded onto construction milestones behaves very differently from one loaded onto handover, particularly if you are financing.
What the service charge is estimated at. On a large home the gap between a modest service charge and a heavy one runs to tens of thousands of dirhams every year, for as long as you own it. It can move your yield by more than a full percentage point and most buyers never ask.
How deep the resale market will be. Ask how many units the project holds, how many have sold, and how many are already listed for resale ahead of completion. On an island where fewer than one sale in six is a resale, this is the question we would ask first.
Our view on the next three to five years
Everything above this line is a record of what has already happened. This part is a judgment, and you should read it as one.
We think Yas values keep climbing. The reason is that Yas is the only place in Abu Dhabi where the destination and the residential market are the same asset. Ferrari World, SeaWorld, Warner Bros World, Yas Waterworld, the arena, the circuit, the mall and the marina are not amenities added to a housing estate. The housing was built around an entertainment economy that brings millions of people to the island every year, and that economy is still expanding.
That is our view and not a promise. Property never moves in a straight line, and anyone who tells you precisely what a unit will be worth in 2031 is speaking with more confidence than the facts support. What we can tell you is what we would do with our own money, and on Yas we would buy the finished houses.
What it is actually like to live there
Schools
Two schools operate on the island itself.
Yas American Academy follows an American curriculum from Pre-KG through to Grade 12.
SABIS International School, Yas Island has been open since 2015 and runs the SABIS curriculum from early years to Grade 12, with pupils sitting a mix of AP, SAT, IGCSE and A Level examinations.
For nurseries the island has Odyssey, Redwood and Maple Bear.
Off the island, Yas families commonly use Aspen Heights British School, Yasmina British Academy, the Canadian International School and Raha International School, all of which sit in or near Khalifa City, and the Saadiyat schools further out.
Getting off the island
Yas is the closest of the four islands to the airport, roughly fifteen minutes. Saadiyat is around twenty minutes, the corniche around twenty five to thirty, and Dubai a little over an hour. Those figures come from route planners rather than an official source, so treat them as indicative.
The island sits on the Sheikh Khalifa Bin Zayed Highway, which is what makes both the airport and the Dubai road so quick.
On public transport, the free Yas Express shuttle runs two circular routes around the island linking the hotels, the theme parks, the mall, the beach, the marina and the circuit. It is a visitor service rather than a commuter one.
The most significant thing on the horizon is rail. Abu Dhabi has approved a light rail line whose first phase runs from Yas to Zayed International Airport by way of Al Raha Beach and Etihad Plaza, around nineteen kilometres and twenty three stops. An expression of interest for the design and build contract went out in November 2025, construction was targeted to begin in 2026 and service entry is targeted for 2030. Of the four islands, Yas is the one the committed line actually serves. It is approved and tendered rather than built, so treat 2030 as a target and not a date.
Living beside a destination
One practical point that nobody selling you an apartment will raise.
Yas hosts the Abu Dhabi Grand Prix and a full arena calendar, and on the biggest weekends the island changes character. During the 2025 Grand Prix, parking at one Yas hotel reached several thousand dirhams a day on race Sunday, and access to some facilities on the island was restricted for the weekend. The authorities run a substantial mobility plan for those events, with dozens of extra buses and thousands of additional taxis.
For most residents this is a handful of weekends a year and part of why they chose Yas in the first place. But if you work to a fixed schedule or you value quiet, look at the events calendar before you decide which part of the island to live on.
The amenities
No residential address in the UAE has this much on one island, and that is the whole proposition.
The attractions. Ferrari World, Warner Bros World, SeaWorld and Yas Waterworld are all open and trading, along with CLYMB. Yas Waterworld opened a substantial expansion in April 2026 adding eleven new rides and a new themed area. If you have children, this is not a day out, it is a ten minute drive.
Events. Etihad Arena has been open since 2021 with an 18,000 capacity and a full concert calendar. Yas Marina Circuit hosts the Abu Dhabi Grand Prix.
Shopping. Yas Mall is the largest shopping centre in Abu Dhabi with more than three hundred stores, and it holds both a Carrefour hypermarket and a Waitrose, so the weekly shop and the mall are the same trip.
Dining and waterfront. Yas Bay Waterfront and Yas Marina carry most of the island’s restaurants and bars, on the water.
Golf. Yas Links offers both full membership and pay and play, so you do not have to join to play.
Beach. Yas Beach holds Blue Flag status and runs on a paid day pass rather than a membership, currently AED 130 on weekdays and AED 200 at weekends, with part of that redeemable against food and drink.
Healthcare. NMC and Burjeel both run medical centres at Yas Mall. Be clear that these are clinics rather than a full inpatient hospital. We could not verify a full hospital on the island itself, and the nearest are off island in Khalifa City and the city centre. For a family, that is worth knowing before you commit.
Schools. Two on the island and three nurseries, covered above.
Getting around it. The free Yas Express shuttle links the hotels, the parks, the mall, the beach, the marina and the circuit on two circular routes.
A Disney theme park and resort has been announced for Yas with Miral. As of the most recent reporting, no site, no timeline and no opening date had been confirmed. It is a genuine announcement and it is not a date, and we would not price a purchase on it.
